Broad Branch Consulting is a real estate consulting service that is generally focused on helping property owners navigate through any or all of the processes involved in bringing their property up to its highest and best use, typically through redevelopment or any part thereof, such as planning, entitling, constructing/renovating and/or preparing for sale. Put simply, Broad Branch Consulting helps property owners maximize their property’s value in the most efficient and cost-effective way possible.
For example, Broad Branch Consulting was hired in the fall of 2020 by a local real estate investor to assist in the conversion and redevelopment of a single-family house into two luxury condominium units in the heart of Columbia Heights. Broad Branch Consulting worked diligently with the architect to optimize the marketability of the design, and the General Contractor was selected by Broad Branch after an extensive bid process. Construction began in the Spring of 2021, with delivery expected in the fall of 2021. The Broad Branch Group, which is Broad Branch’s sales arm, will be marketing/listing the condo units. The Broad Branch Group is an affiliate of TTR Sotheby’s International Realty, and is meant to work hand in hand with Broad Branch Consulting in many cases, because clients of Broad Branch Consulting will usually be buying and/or selling property as part of the project that they’ve hired Broad Branch to consult on. This is a good example of how Broad Branch Partners is able to provide integrated services. Furthermore, even if you’re only hiring Broad Branch for consulting, you’re still getting consultants that also specialize in sales and marketing, which is a very valuable skill set and knowledge base to have when making decisions in the processes of development and repositioning. Conversely, even if you’re only hiring Broad Branch to represent you in the sale or purchase of property, you’re getting real estate agents who also specialize in planning, entitling, developing and repositioning property.
